Thoughtful Capital, Structured with Purpose
We bring capital access, nimble adaptability, and disciplined execution to complex real estate deals.
With the forward-looking insights to think steps ahead, our precise solutions are built to move the needle on your next deal, and pivot when the moment calls for it. MOSO advises clients across the capital decision-making process, with offerings built to support at every stage.
Debt Placement
We advise on senior debt, bridge, and permanent financing solutions. Each is structured around the realities of the asset, the business plan, and the sponsor’s objectives.
Leveraging our experience and adaptability, we align capital with how the project is intended to perform.
Doing so helps us better ensure the debt placement supports both near-term execution and longer-term outcomes.

Equity Solutions
We support clients in evaluating and securing equity capital. Identifying the right partner, structure, and alignment are all significant decisions. They often matter as much as the capital itself.
From sourcing to structuring, our clients rely on us to help assess trade-offs, navigate partner dynamics, and structure equity effectively.

Preferred Equity & Mezzanine
Gap capital between senior debt and sponsor equity — structured to complete the capital stack while preserving sponsor control and upside. We place both preferred equity and mezzanine debt, matching the instrument to the senior lender’s requirements — including agency-financed deals, where preferred equity is typically the only subordinate capital permitted. Position, pay structure, and control rights are negotiated deal by deal.

Joint Venture Equity

Capital Advisory
We provide strategic guidance on the capital stack, feasibility, timing, and execution of your real estate deal. Addressing these variables early enables us to maintain momentum and shape stronger outcomes for stakeholders.
As projects advance, we identify the right capital sources and structuring solutions that reflect our clients’ needs and constraints.
Our deals incorporate customized modeling and underwriting support, combining proprietary tools with disciplined risk management to ensure each decision is compliant and data-backed.

Capital Strategy & Execution Support
Advisory that starts before the capital raise and stays engaged through closing. We help sponsors make the structural decisions early — when they’re cheapest to change — and keep the strategy aligned as lender feedback, market conditions, and project realities evolve.
What’s included:
- Capital stack strategy — sizing debt and equity tranches, sequencing the raise, and balancing cost, leverage, flexibility, and control.
- Feasibility & sensitivity modeling — customized underwriting that pressure-tests assumptions before lenders and investors do.
- Lender & investor positioning — institutional-quality materials and a marketing process built to create competitive tension.
- Recapitalizations & refinancings — restructuring existing capital when the business plan, timeline, or market has shifted.
- Ongoing engagement — active involvement from initial underwriting through term negotiation, diligence, and closing.
A Level Of Engagement You Won’t Find Elsewhere
We’ve found our clients benefit from our early involvement and ongoing engagement. We choose to take responsibility for the details others step away from, making us meaningfully different from traditional brokers and advisors.
Remaining actively involved from the start enables us to manage complexity, shifting assumptions, and execution risk (particularly as conditions change). Our dedication doesn’t waver once the process begins.
Today, clients come to us not just for access to capital, but for the experience, judgment, and sustained involvement that help complex deals hold together under real-world conditions.
